Steps to Owning an Affordable Home in Creekside at Estancia


1. Review the program resale and occupancy restrictions.

2. Complete your Income Eligibility Packet and submit required documents to Community Wheelhouse through the link below. Household gross income (before taxes or any deductions) must be at or below the income limits.

3. Determine if you are ready to buy a home. Proof of registration of Homebuyer Education is needed to apply.  Evidence of completion is required before closing if you decide to purchase.  Check with your mortgage lender for your homebuyer education class requirements.


4. Get a Mortgage Pre-Qualification Letter: Prospective buyers must also qualify for a mortgage and provide a pre-qualification letter with a participating lender. Please see the list of lenders below who have been confirmed as participating in the affordable homes program at Estancia. Please note you may work with any lender of your choice if they can participate in the program.  However, you must reach out to the lender’s pre-qualification needs/requirements.

5. Contract and Closing on your Affordable Home: Eligible Buyers may sign a purchase contract with the Builder once all documents are submitted and reviewed. Qualified candidates will be notified to enter into a HOME PURCHASE CONTRACT with the Seller/Builder.


6. Move into your new home, unpack, and enjoy!



Eligibility Overview 

• Applicants must be U.S. Citizens or legal permanent residents 18 years or older.
• Applicants must purchase the property as their primary residence.
• Applicants must complete an Income Certification Application.  Household gross income (before taxes or any deductions) must be at or below the income limits.
• Applicants must complete a City of Austin-approved Homebuyer Education Course.
• Prospective buyers must also qualify for a mortgage and provide a pre-qualification letter with a participating lender in the amount of the affordable purchase price.
• Participants must meet income eligibility requirements. Participants’ gross annual income may not exceed 80% of HUD’s Median Family Income Limit for the City of Austin, as adjusted for household size. 
• Participant(s) total assets cannot exceed $60,000, excluding employer or tax-deferred retirement plan assets and any amount used as the down payment for the Affordable Unit.

Affordable for More Families

Homes meet SMART Housing guidelines, making homeownership possible for households earning 80% or less of the area’s median income. Program income limits for 2024-2025 are: 
• Household of 1: Up to $68,500
• Household of 2: Up to $78,250
• Household of 3: Up to $88,050
• Household of 4: Up to $97,800
